The site slopes from north to south and is a former tenanted farm that is conveniently situated to the A580 East Lancashire Road. Although it is bounded by industrial development to the west, to the north and east laid residential properties, including a listed building. The scheme had to cater for and show some regard and development zones were restricted and landscape bunds were included.

Bate and Taylor was charged with re evaluating site layouts and maintaining floor space when faced with many development constraints. Apart from the bund these included topography, reinforced strategic landscaping, existing hedgerows, public footpaths and sustainable drainage.

We worked with the team to provide net development cells within these constraints and set them out to provide over 350,000 sq ft of B2 and B8 industrial and B1 office space, a Public House
