This was essentially a two unit scheme; an existing unit that was refurbished, followed by the reorganisation of its site and access arrangements to provide a ‘new’ site for an additional, self contained, new build industrial unit.

The first scheme, accessed from Canal Street was a concrete portal framed industrial unit that was stripped back to its frame and re clad to meet modern standards. It also had internal modifications to provide new offices and amenity for the speculative property market.

The new build element, for a steel stockholder end user, could be described as a ‘standard’ shed form, a 6 metre grid to a comfortable 37 metre span. Despite the site being in an established industrial area accessed from Phoenix Close, we had to incorporate drastic acoustic measures, an earth bund and fence, due to the proximity of residential neighbours. A relaxation of the Greater Manchester Act was also successfully achieved through negotiation.
